Five Staging Tips for the Holidays

According to many real estate agents, more relocations take place in January than during any other month of the year. Yet, there are typically less homes available on the market at this time, as total sales often decline throughout winter. Therefore, whether offering Bethesda homes for sale or Calgary real estate, it is essential to keep these 5 staging tips in mind to help get your home sold during the holiday season.

Holiday Staging Tip #1: Keep it to Just One Tree

If you want to decorate for Christmas, feel free to go ahead and do it. If you are someone who likes to decorate every room, however, you should exercise a bit of restraint. Rather than decorate every room, choose one room and decorate it with one tree and a few simple decorations. Remember, when it comes to getting a home sold, it is important to help the buyer envision himself in your home. So, rather than fill it with your holiday decorations, let the buyer imagine his decorations in there instead.

Holiday Staging Tip #2: Ditch the Inflatables

A few simple holiday lights on the outside of your home are fine, but you shouldn’t clutter your lawn with inflatable figures and other lawn decorations. If you want more than just lights, a wreath and some subtle holiday décor will be a nice added touch.

Holiday Staging Tip #3: Keep the Gifts Stored

Some people like to put their Christmas gifts under the tree well before the holiday. Or, they may stash gifts around the house. While it may be against your normal tradition, you should keep the gifts stored until the big holiday. Not only does this keep your gifts secure, but it also opens up floor space and helps to maintain a neat and tidy appearance.

Holiday Staging Tip #4: Appeal to the Senses

When staging a home, many people fail to appeal to the sense of smell. Yet, smell is one of the strongest senses that we have. To help get potential buyers in the holiday spirit, add a few cinnamon pine cones or mild holiday potpourris throughout the house. Just make sure you don’t go overboard, as strong scents can be a distraction and even off-putting to certain buyers.

Holiday Staging Tip #5: Decorate the Mantle

Decorating the mantle is a nice way to give your home a bit of charm and while bringing out the holiday spirit. If you want to hang stockings, that can be a great added touch. Just remember that you should not put names on the stockings, as you want buyers to envision their stockings hanging by the fireplace instead of yours.

Given the hustle and bustle of the holiday season, you can be almost certain that anyone who is looking for a home during this time of the year is a serious buyer. Through proper staging you may just get the best holiday gift of the year: a sold home!
